A Comparative Market Analysis (CMA) is a detailed report prepared by a real estate professional to estimate your home’s market value. It compares your property to similar homes recently sold, currently listed, or expired in your area, considering factors like location, size, condition, and features. A CMA does not replace an official property appraisal completed by a certified appraiser.

Disclosure requirements can be tricky to navigate. In Virginia, sellers must provide a Residential Property Disclosure Statement, which informs buyers that they are responsible for conducting their own inspections. However, you must disclose specific known issues, such as lead-based paint (for homes built before 1978) or defective drywall, among others.
